Malibu Coastal Building: Materials That Actually Last in the Salt Air

Malibu is unlike any other market in Los Angeles. Salt spray, wind, and marine humidity attack every exterior material differently — and the cost of choosing wrong is very high. New Horizon Development has been building along the Malibu coast for more than twenty years, and the material choices below are the ones we insist on for every coastal project.

Fasteners: 316L stainless, nothing else

Standard 304 stainless will pit within a season on an exposed Malibu bluff. Every fastener, bracket, and clip on the exterior of a coastal build should be 316L. It is more expensive, and it is worth it.

Roofs: zinc or standing-seam copper

Aluminum roofing corrodes quickly in salt air; asphalt shingles lose granules under UV. We specify VMZINC or a copper standing seam on almost every coastal project. Both patina beautifully and will last three to five times as long as the alternatives.

Windows: thermally broken marine-grade

Fleetwood, Vitrocsa, and Reynaers all offer marine-grade anodized aluminum window packages. We spec these with a full weep-drain assembly and every corner tested with a spray rack before final acceptance.

Cladding: cementitious over rain-screen

We rarely spec wood siding on a first-line coastal home. Fiber-cement or cementitious plaster over a ventilated rain-screen assembly gives the client the look they want without the maintenance.

Deck framing: coated steel or pressure-treated with stainless connectors

Every deck we build in Malibu uses stainless connectors, coated steel joists where the span allows, and marine-grade decking (thermally modified ash, ipe, or a high-end composite).
