Hillside lots in Bel Air, Beverly Hills, and the Palisades are among the most beautiful residential parcels in the world. They are also the most technically demanding to build on. The geotech is the first design document
Before the architect draws a line, commission a full geotechnical investigation with soil borings, seismic classification, and slope-stability analysis. The geotech report will drive the foundation design, and the foundation design will drive the budget more than any architectural decision.
Caissons and grade beams
Most serious hillside homes we build sit on drilled caissons — typically 24" to 48" diameter, socketed into competent bedrock, tied together by a continuous grade beam. This is not the cheapest foundation; it is the one that will still be there in a hundred years.
Drainage is a survival system
Almost every hillside failure in LA history has water as the root cause. We design site drainage as a system: surface swales, subsurface French drains, biofiltration basins, and — where the code allows — pumped discharge to the street. Nothing is left to chance.
Site logistics are half the schedule
On a hillside site, the crane pick, the concrete pour route, and the material-staging plan can add or remove months from the schedule. We build a site-logistics plan before we mobilize, and we walk it with the client, the architect, and the neighbors.
Neighbors, permits, and the LADBS Grading Division
LADBS Grading is a serious department, and hillside permitting can add six to nine months to a schedule if it is not managed well. We assign a dedicated permit expeditor to every hillside project and pre-meet with the plan checkers before we submit.
