Program: guests, staff, or income?
The first conversation with the client is about program. A guesthouse for adult children needs a full kitchen; a staff unit needs a separate service entrance; a rental unit needs its own utilities and its own address. The program drives everything downstream.
Design coordination with the main house
The ADU should read as a smaller cousin of the main house — same cladding palette, same fenestration language, same landscape approach. When it doesn't, the property loses value.
Utilities and systems
In our experience, splitting utilities is worth the extra cost even when the ADU will not be rented. Separate electric, separate gas, and — where possible — separate water make the property more resilient and more valuable at sale.
Neighbor coordination
A luxury ADU in Beverly Hills or Bel Air is often the closest new construction to a neighboring property. We plan the site logistics — deliveries, staging, work hours — around the neighbors from day one.
